Polish real estate market shifts toward technology and ESG resilience
The Polish real estate market is undergoing significant shifts driven by technological innovation and changing economic requirements. In the premium segment, virtual tours using technologies like Matterport and 360 HDR photography are becoming essential sales tools. These digital experiences allow potential buyers to engage emotionally with a property by visualizing layouts, natural lighting, and high-end finishes.
Simultaneously, the concept of real estate resilience is evolving. Beyond having stable tenants, property owners must now focus on energy efficiency and ESG standards to avoid a ‘brown discount.’ Kamil Kowa, Managing Director of Savills Poland, notes that resilience now involves ensuring assets remain cost-effective, financeable, and liquid over the next decade. These topics will be addressed at the Property Forum 2026 in Warsaw.
