Polish telecoms set 5G base station lease rates up to 4,800 zł

Telecom operators in Poland are installing more than a thousand new 5G base stations each year, bringing the national total to around 50,000 sites that cover roughly 98 % of the country. The industry, represented by the Stowarzyszenie Inżynierów Telekomunikacji (SIT), has published indicative rental rates for landowners who lease space for these stations.

Monthly lease payments depend on location: 600–1,800 zł for rural or agricultural land, 1,200–3,000 zł in smaller towns and suburbs, and 2,000–4,800 zł for rooftops or other premises in the centres of large cities such as Warsaw. Contracts typically run 10–30 years and are indexed annually to inflation. Factors influencing the rates include precise site location, availability of alternative sites, and the operator’s network planning constraints.

The higher rates in the Mazovian region reflect the difficulty of obtaining building permits there, while lower rates apply in eastern provinces. SIT officials, including board member Mirosław Stando, stress that well‑negotiated agreements can provide landowners with a stable, long‑term income stream.
