Pop-up stores reshape South Korean commercial real estate

The landscape of South Korean commercial real estate is being reshaped by the rapid expansion of pop-up stores. According to data presented by Sweetspot at the Korea Proptech Forum, the number of pop-up stores in the first half of 2026 reached 2,130, marking a 44.9% increase compared to the same period the previous year.

While pop-up stores were once viewed primarily as short-term marketing tools for fashion and beauty brands, they have evolved into significant drivers of commercial district value and foot traffic. The industry is diversifying into food and beverage (F&B), entertainment, and intellectual property (IP) sectors. This shift is also changing consumer behavior; searches for specific “pop-up schedules” have increased by 63%, indicating a move toward planned consumption rather than spontaneous visits.

Geographically, the pop-up trend is expanding beyond traditional hubs like Seongsu-dong and The Hyundai Seoul. New emerging commercial districts include Yongsan, Jamsil, and Hongdae. In Yongsan, the number of pop-ups rose by 150%, driven largely by I'Park Mall. In Jamsil, the Lotte Town area saw an 80% increase, contributing to a 31.3% rise in floating population during the second quarter. These temporary installations are increasingly used to resolve vacancy issues and enhance the overall value of commercial buildings.
