Portugal faces severe housing shortage as rental listings vanish within a day

Data from property marketplace Idealista shows that Portugal’s housing market is under acute pressure. In the first quarter of 2026, about 11 % of homes listed for rent disappeared from the market in under 24 hours, with the fastest turnover on the island of São Miguel where half of listings were rented within a day. Other districts with rapid rentals include Beja, Évora, Guarda and Vila Real (each around 33 %).

At the same time, the supply of homes for sale fell sharply, dropping 14 % year‑on‑year in Q1 2026. The steepest declines were recorded in Faro (down 38 %), Porto (down 25 %), and Portalegre (down 31 %). Most districts saw double‑digit reductions, underscoring a structural shortage that outpaces new construction and fuels rising prices. Idealista’s analytics division compiled these figures from its platform and other public and private sources across Portugal, Spain and Italy.
