Hungary housing market: slowing price growth and new management regulations
In Hungary, the rapid rise of housing prices has significantly decelerated. According to Bankmonitor, national prices increased by 6.6% in the third quarter compared to the previous year, a sharp drop from the 12.4% growth seen in the prior period. While five of the seven rural regions experienced price declines, urban areas in Northern Hungary saw a 3.5% increase, partially offsetting previous losses.
Simultaneously, a new regulatory deadline on October 31 is set to impact condominium management. Experts note that while mandatory land registry entries for officials are a step toward transparency, professional management requires more than just legal compliance. With the collective value of apartments in a typical 30-unit Budapest building potentially exceeding 2.5 billion forints, there is a growing call for long-term, measurable building maintenance systems rather than reactive problem-solving.
