Portugal industrial and logistics occupancy reaches 229,973 m² in H1 2026

Portugal's industrial and logistics market recorded 229,973 m² of occupancy in the first half of 2026, representing a 2% increase compared to the same period in 2025. According to Savills, the second quarter was particularly active, accounting for 160,866 m² of the total volume.

Logistics drove the demand, representing 73% of the total occupancy. The Greater Lisbon region was the primary contributor, accounting for 76% of the national total with 174,783 m² transacted. In Lisbon, the logistics market faces high pressure due to low availability, with a vacancy rate of only 1.8% for a stock of approximately 3.5 million m².

Market dynamics are currently constrained by a shortage of high-quality rental assets. Experts anticipate increasing pressure on prime rents and a rise in build-to-suit and pre-leasing solutions as available options for occupants become increasingly scarce.
