Portugal mortgage payments rise as Euribor climbs and Alentejo sees lowest bank valuations

Mortgage instalments for Portuguese home‑buyers are set to increase in June following higher Euribor rates. Simulations based on a €150,000 loan over 30 years show the 12‑month contract will rise by €60.30, the 6‑month by €33.53 and the 3‑month by €17.54, bringing monthly payments to around €699, €677 and €651 respectively. The Euribor average rose in May to 2.226 % (3‑month), 2.536 % (6‑month) and 2.804 % (12‑month).

In the Alentejo region, bank assessments of housing remain among the lowest in the country. For apartments the median valuation was €1,490 per square metre, while for houses it was €1,279 per square metre – both below the national medians of €2,546 and €1,561 respectively. Lisbon and the Algarve recorded the highest valuations, at €3,352 and €2,910 per square metre for apartments, and €2,843 and €2,667 for houses. Nationwide, median bank valuations rose 16.5 % for apartments and 12.7 % for houses compared with April 2025, confirming continued appreciation in the Portuguese housing market.
