Portugal real estate: Logistics investment rises 35% as rental supply grows
The Portuguese real estate market is showing divergent trends across the industrial and residential sectors in the first half of 2026. Investment in logistics and industrial real estate rose by approximately 35% compared to the same period last year, reaching 181 million euros. This growth is driven by resilient demand for modern, efficient, and well-located assets. Occupancy activity also accelerated in the second quarter, with approximately 134,000 square meters occupied during that period.
In the residential rental market, the average daily number of listings increased by 13%, rising from 34,291 to 38,812. Concurrently, the average advertised rental price fell by 6%, decreasing from 1,465 euros to 1,371 euros. While major hubs like Lisbon and Porto maintain the highest volume of listings, significant supply growth was observed in Coimbra and Faro. However, price trends vary by region; while Lisbon saw an 8% price reduction, cities like Faro and Viana do Castelo experienced price increases.
