Portugal real estate: Prices for properties requiring renovation vary by municipality

An analysis by Imovvirtual reveals significant price disparities for properties listed for sale needing renovation across Portugal. Prices per square meter range from a low of 222 euros in Pampilhosa da Serra to a high of 5,727 euros in Cascais, representing a 26-fold difference between the two locations.

The most affordable municipalities are concentrated in the country's interior. Following Pampilhosa da Serra, Mogadouro and Sátão recorded 250 euros per square meter, followed by Penedono (302 euros), Carregal do Sal (306 euros), Campo Maior (308 euros), and Oleiros (309 euros). Other low-cost areas include Miranda do Corvo and Gouveia.

Conversely, the highest prices are found in the Lisbon Metropolitan Area, the Algarve, and Funchal. After Cascais, Lisbon recorded 5,143 euros per square meter, followed by Oeiras at 4,773 euros, Lagos at 3,902 euros, and Amadora and Grândola at 3,836 euros.

The data indicates that lower prices in the interior do not stem from smaller property sizes. For instance, the median area for properties in Pampilhosa da Serra is 151 square meters. While these properties offer lower acquisition costs, the total investment remains subject to significant variation based on the actual cost of required repairs.
