Portugal housing market faces rising rents and shifting property values

Portugal is facing a complex housing crisis characterized by rising rental costs, shifting property values, and emerging environmental factors. Rental prices have increased by approximately 65% over the last five years, with the average price per square meter rising from €10.70 to €17.70. This surge, coupled with a 22% decrease in rental supply in the second quarter of 2026 compared to 2025, has placed significant pressure on families, young people, and immigrants.

In the real estate market, specific amenities are driving price disparities. Apartments with swimming pools cost an average of 68% more than those without, though they represent only 9% of available listings. This premium is most extreme in Lisbon, where such properties are 122% more expensive than those without pools.

Additionally, the phenomenon of ‘climate gentrification’ is emerging. As heatwaves become more frequent, properties with natural cooling features, proximity to green spaces, or high energy efficiency are gaining value. Meanwhile, economic disparities persist; while a record number of workers earn over €3,000 monthly, they represent only 2.3% of the workforce, leaving many to struggle with a cost of living that often exceeds average incomes.
