Portugal study finds Évora and Santarém lead interior housing price markets

A semi‑annual Imovirtual study of housing demand between April and June 2026 shows that the interior districts of Évora and Santarém have the highest average price sought, around €200,000, despite the national interior median of €155,000. Coastal districts still dominate the market, accounting for about 85 % of platform searches and averaging €260,000. The report notes growing interest in larger family homes, with four‑room (T4) units most popular, and highlights a 15.7 % rise in demand in Portalegre.

Separately, INE data reveal that Cascais has joined Lisbon as the only Portuguese municipalities where the median price per square metre exceeds €5,000, with Lisbon at €5,292 and Cascais at €5,000. Oeiras follows at €4,511. The national median price reached €2,337 per sqm in Q1 2026, up 19.8 % year‑on‑year, while the number of transactions fell 10.5 % to 35,953 homes sold. Several other municipalities, especially around the Lisbon metropolitan area, recorded double‑digit price gains, underscoring a broadly rising but uneven residential market across Portugal.
