Portugal updates nationality laws while hospitality investment surges
Portugal is experiencing shifts in both its legal framework for naturalisation and its economic landscape regarding international investment. A revised nationality law, effective May 19, 2026, has introduced differentiated residency requirements for naturalisation based on nationality, replacing the previous uniform five-year period. However, the Golden Visa residency-by-investment programme remains unchanged, maintaining its existing paths to permanent residency and minimum stay requirements.
Simultaneously, the country is seeing a surge in institutional hospitality investment. Tourism receipts reached €16.53 billion during the first seven months of 2026, a 3.6% increase over the previous year. Hotel investment in Portugal exceeded €500 million in the first half of 2026, already surpassing the total recorded for the entirety of 2025. While tourism numbers and investment volumes are rising, analysts note that investors must navigate increasing property prices and operating costs to maintain profitability.
