Portugal's Golden Visa draws foreign investors with residency and real‑estate perks

Portugal's Golden Visa residency‑by‑investment programme grants non‑EU investors legal residence in exchange for qualifying investments, most commonly in Portuguese real estate. Holders receive five‑year residency, full Schengen‑area travel rights, and a pathway to permanent residency or citizenship after meeting additional requirements.

The scheme requires no language test or minimum stay, making it attractive to retirees, families and businesspeople. Portugal’s favorable tax regime, stable euro‑zone economy and high safety ranking further increase its appeal. Popular destination cities for investors include Lisbon, Porto, the Algarve region and Faro, where property prices are lower than in many other Western markets while offering good infrastructure, education and healthcare.

Investors can also choose alternatives such as government bonds, startup capital or capital transfers. The programme has no cap on the number of visas issued annually, allowing faster processing compared with other residency options. As a result, foreign investment in Portuguese property has surged, supporting the local real‑estate market and broader economy.
