Portugal's median home evaluation reaches record 2,228 €/m² in June
The median bank‑valuation price for residential property in Portugal hit a historic high of 2,228 euros per square metre in June, according to the Instituto Nacional de Estatística (INE). This represents a 20‑euro increase from the previous month and a 16.6% rise compared with June 2025, though the yearly increase was slightly lower than May's 17.1%. The month‑on‑month change was modest at 0.9%.
The data, based on 33,595 valuations (20,893 apartments and 12,702 houses), showed regional disparities. The highest prices were recorded in Greater Lisbon (3,411 €/m²) and the Algarve (2,988 €/m²), while Alentejo and the Centre posted the lowest levels (around 1,711‑1,713 €/m²). The Azores led the YoY growth at 24% (25.7% in the latest period). Apartment valuations averaged 2,613 €/m², up 18.3% YoY, with Alentejo registering the strongest month‑on‑month rise of 8%. House valuations reached 1,600 €/m², a 15.2% YoY increase, with the West and Vale do Tejo region showing the highest monthly growth at 19.3%.
