Prague implements new Metropolitan Plan to drive urban development

A new Metropolitan Plan for Prague has come into effect, replacing the previous zoning plan from 1999. Real estate experts from the Association for Real Estate Market Development (ARTN) anticipate that the plan's impact on urban development will become significant in approximately four years.

Industry professionals view the plan positively, with nearly 70% of respondents expecting a beneficial impact on construction and development. The most significant advantage identified is the potential for brownfield redevelopment, with 94% of experts predicting a positive effect in this area. The plan aims to unlock development potential in areas already connected to existing infrastructure and public transport.

While brownfield development can be more complex and costly due to demolition and ecological requirements, its strategic location within established urban structures remains highly attractive. Projects like Smíchov City in Prague and residential developments in Beroun demonstrate the trend of utilizing former industrial sites to provide housing in well-connected locations.
