Premium residential market sees emergence of ‘presidence’ category
A new category of premium residential real estate known as the ‘presidence’ is emerging globally. This format consists of self-contained communities of private residences linked by shared infrastructure and anchored by an international five-star hotel brand. Unlike traditional luxury properties, these are designed for multigenerational ownership and long-term legacy.
This trend follows a significant shift in global wealth. Knight Frank’s Wealth Report 2026 indicates that the number of individuals with a net worth exceeding US$30 million rose from 551,435 in 2021 to 713,626 in 2026. Additionally, Henley & Partners projects that 165,000 high-net-worth individuals will relocate internationally in 2026, reflecting an increase in mobile, cross-border wealth.
Demand for branded residential schemes is rising. Savills reports that the number of such schemes grew by 19 per cent in 2025 to approximately 910, with projections suggesting they could reach 1,747 by 2032. The Middle East and North Africa have been identified as the fastest-growing regions for this sector over the last five years.
