Prime4Eight logistics development to address Scottish warehouse shortage

Castlebrooke has appointed CBRE to market Prime4Eight, a new four-unit industrial and logistics development situated along the M8 corridor between Glasgow and Edinburgh. The project, totaling 377,200 sq ft, aims to address a critical shortage of high-quality warehouse space in Scotland.

The development will consist of Grade A units ranging from 77,200 sq ft to 150,300 sq ft, designed to institutional-grade specifications with strong ESG credentials. Construction for the first 77,200 sq ft unit is expected to begin in Q3 2026, with occupation anticipated by Q3 2027. Other units are available for pre-let discussions.

The project arrives amid a tightening Scottish industrial market. As of Q2 2026, Scotland’s overall industrial vacancy rate was 3.9%, while the M8 corridor specifically has seen vacancy rates hover around a record-low of 2.5%. Currently, the majority of available floorspace in Scotland consists of second-hand accommodation, with very little speculative Grade A stock under construction.
