Primus Valor adds 344 Franconian homes to €38m fund acquisition

Primus Valor is expanding its ImmoChance Deutschland 14 Renovation Plus (ICD 14 R+) real‑estate fund by purchasing a portfolio of 344 residential units in the Bavarian regions of Franconia and Lower Franconia. The properties are located in Aschaffenburg, Erlenbach, Kitzingen, Nürnberg and Schweinfurt, covering almost 24,000 m² of floor space. The total transaction, including acquisition costs and planned renovation work, amounts to roughly €38 million, bringing the fund’s overall investment volume to nearly €85 million.

More than 20 % of the investment is earmarked for energy‑efficiency and modernization measures, reflecting the fund’s Renovation‑Plus strategy aimed at improving building performance, raising living standards and unlocking further development potential. The acquisition was made at a time of low vacancy, stable tenancy and favourable Bavarian land‑transfer tax rates, which the manager cites as supportive of the investment climate.
