Punta Paraíso luxury complex partially collapses in Nayarit

The Punta Paraíso luxury real estate complex in San Pancho, Nayarit, suffered a partial collapse on October 21 following severe coastal erosion and heavy wave action. The incident follows recent meteorological phenomena in the Pacific, including Hurricane Rachel, which weakened the terrain and created a four-meter-deep sinkhole beneath the structures.

The development had long been the subject of environmental controversies and legal battles. Authorities had previously issued an emergency evacuation for 13 foreign tourists and closed the site due to the imminent risk of collapse. Federal courts had already ordered the demolition of two towers and the restitution of approximately 1,466 square meters of coastal land to the nation, ruling that the construction irregularly invaded the Maritime Terrestrial Federal Zone (ZOFEMAT) and destroyed natural dune barriers.

Executing the court-ordered demolition faces significant legal and administrative hurdles. Local authorities in Bahía de Banderas have noted that the responsible developer, Pacific Lifestyle Properties, may no longer exist, complicating the enforcement of fines and corrective measures. Additionally, approximately 20 property owners are seeking to protect their investments, creating a complex legal standoff between environmental mandates and private property rights.
