Raleigh experiences rapid population and industrial growth

The Raleigh, North Carolina, metropolitan area is experiencing significant demographic and economic expansion. Population data indicates the Raleigh-Cary area added over 178,000 residents between 2020 and 2025, with an estimated 81 new residents arriving daily in 2025.

This growth is supported by massive industrial and infrastructure investments. Major projects include a $4.1 billion biotech facility by Novo Nordisk in Clayton, a $3.2 billion Fujifilm Biotechnologies plant in Holly Springs, and a $1 billion rare earth manufacturing facility by Vulcan Elements in Benson. Additionally, WakeMed is investing $919 million in new hospitals, and downtown Raleigh is seeing large-scale developments such as a $400 million convention center expansion and a $363 million hotel project.

The influx of residents, particularly young professionals, has significantly impacted the local rental market. Raleigh has emerged as a national hotspot for shared renter households, ranking third in the U.S. behind cities like New York and Boston. Shared living arrangements in Raleigh allow residents to save approximately $8,100 annually compared to renting alone, with roughly 17% of Raleigh renter households currently living with roommates.
