Real estate and credit challenges in Belgrade

In Belgrade, the choice between renting and buying property is becoming increasingly difficult for citizens due to rising real estate prices and rental costs. For a 50-square-meter apartment outside the city center, prices typically range from 110,000 to 220,000 euros, while monthly rent for similar units fluctuates between 450 and 650 euros.

Financially, a mortgage for a 115,000-euro property with a 20 percent down payment (23,000 euros) and a 4.5 percent interest rate over 25 years results in a monthly installment of approximately 510 euros. This is comparable to local rental rates, though homeownership allows for gradual equity building.

Regarding credit accessibility, banks in Serbia apply strict models for calculating creditworthiness, particularly for those earning the minimum wage. Banks generally limit monthly loan installments to between 30 percent and 40 percent of net income. For an average minimum wage of approximately 64,500 dinars, the theoretical maximum monthly installment ranges from 19,300 to 25,800 dinars, provided there are no other financial obligations such as credit card limits or overdrafts.
