Real estate and infrastructure REITs report Q3 2026 earnings
Several major real estate investment trusts (REITs) reported third-quarter 2026 financial results, highlighting divergent growth drivers across urban retail, data centers, and telecommunications infrastructure.
Acadia Realty reported elevated same-property net operating income growth, attributed to strong street retail performance in high-density urban corridors. The company noted that a shift toward direct-to-consumer brands is increasing tenant competition for prime storefronts. Acadia also acquired $150 million in street retail assets during the quarter.
American Tower raised its full-year guidance for property revenue and adjusted funds from operations. The company reported accelerated growth in its CoreSite data center segment, driven by demand for artificial intelligence and cloud infrastructure, leading to an increased data center revenue growth outlook of 16%. Additionally, American Tower reached an agreement to sell its Canadian tower operations for approximately $2 billion, with proceeds intended for share repurchases and debt reduction.
Realty Income Corporation also held its third-quarter 2026 earnings conference call on November 2, 2026, to discuss its recent financial results.
