Real estate costs and construction challenges in Brandenburg
Real estate data for the Berlin-Brandenburg region highlights significant economic pressures in both land sales and new construction. According to the Office for Statistics Berlin-Brandenburg, the average price for ready-to-build land in Brandenburg was 100.18 euros per square meter in 2025. While Potsdam recorded the highest prices at 791.63 euros per square meter, the Uckermark region was the most affordable at 22.49 euros. In the Lausitz region, prices varied between 25 and 144 euros per square meter, with Cottbus and Dahme-Spreewald remaining below the state average.
Simultaneously, the Berlin-Brandenburg Housing Association (BBU) reports that rising construction and financing costs are making new developments increasingly difficult. A model calculation suggests that to make new construction economically viable without state subsidies, a 65-square-meter apartment would require a cold rent of approximately 1,560 euros, or 24 euros per square meter. BBU Executive Board member Maren Kern stated that companies cannot and do not want to rent at those levels. Consequently, BBU members reduced their new construction investments in the Berlin periphery by 40.1 percent in 2025 to approximately 60 million euros, driven by interest rates and construction costs that have more than doubled the financing burden since early 2022.
