Turkey housing market sees rising rental demand and falling real prices
The Turkish housing market is experiencing significant shifts in demand and pricing. According to reports from BETAM and the All Real Estate Consultants Association (TEDB), rental demand in July 2026 rose by 3.5% monthly and 10.6% annually. While rental demand is climbing, real rental prices in Turkey have seen a yearly decline of 6.5%, as average rental increases remained below the monthly inflation rate.
In the sales market, real prices for housing fell by 8.3% annually across Turkey, with notable decreases in Istanbul (5.1%), Ankara (2.7%), and Izmir (9.7%).
Hakan Akçam, President of TEDB, has issued warnings to prospective tenants, particularly students, due to increased market activity from university enrollments and job transfers. He advises that rental contracts should explicitly state increase rates based on government-announced figures and recommends that all payments be made through banks. To protect deposits, Akçam suggests including the phrase ‘rental amount’ in the deposit section of the contract, which may allow tenants to receive the refund based on the current market value of the rent if paid in Turkish Lira. He also emphasized the importance of meeting landlords in person or verifying power of attorney if they are located elsewhere.
