Real estate financing options for French homeowners

In France, prospective homeowners are exploring various financing options to navigate the challenges of property acquisition. While a 10% personal down payment is highly favored by banks to secure a loan, it is not strictly mandatory for all profiles. Individuals with stable professional situations, such as civil servants or those with permanent contracts (CDI), may qualify for 110% financing.

Alternative solutions to strengthen a mortgage application include the Prêt à Taux Zéro (PTZ), Action Logement loans, or family donations. Additionally, the Prêt Social Location-Accession (PSLA) offers a progressive path to ownership. This scheme allows residents to live in a property as tenants for a minimum of six months, paying a fee that includes an acquisition component to build savings. The PSLA provides benefits such as a reduced VAT of 5.5%, lower notary fees, and potential property tax exemptions.
