Real estate inheritance challenges and strategic planning

Inheriting real estate can present significant financial and management burdens that often contradict the initial expectation of increased wealth. A 64-year-old woman, who inherited three properties valued at approximately 125 million yen, found that the transition led to unexpected costs, including inheritance taxes paid from her own savings and high repair expenses following tenant departures.

Effective inheritance planning requires looking beyond immediate inheritance tax reductions. While converting cash to real estate or building rental properties can lower tax assessments, it also transfers the responsibility of debt management, tenant relations, and building maintenance to the next generation. Experts suggest that instead of focusing on what to build, heirs and parents should discuss the long-term utility of the land, considering whether to hold, manage, or sell the assets to ensure they remain functional and beneficial 10 to 20 years into the future.
