Investing in residential real estate serves as a method for generating passive income in Austria. In Vienna, high demand has driven rental prices upward. To achieve a monthly pension of approximately 500 euros through rental income, an investment of over 300,000 euros is required in the capital.

According to EHL, the average price for new investor apartments in Vienna was 6,700 euros per square meter last year. While capital cities like Linz and Graz offer lower purchase prices—5,750 euros and 4,200 euros per square meter respectively—they also yield lower rental returns. Current rental rates for first-time occupancy in Vienna average 16.20 euros per square meter, with Linz seeing rates between 13 and 16 euros, and Graz at 14.50 euros.

Long-term value appreciation and the ability to adjust rents with inflation are most realistic in regions characterized by sustainable population growth and limited housing supply.
