Real estate investment trends and mortgage stress in Peru and Spain
In Peru, real estate investors face a choice between purchasing land or apartments, a decision driven by financial goals, liquidity, and risk profiles. While apartments offer rental income, land provides potential long-term appreciation through regional development. Due to Peru's seismic activity, experts emphasize the importance of evaluating soil conditions, location, and project safety, alongside legal documentation and service availability.
In Spain, a study by Dr. Finanzas reveals significant regional disparities in mortgage-related financial stress and economic literacy. Nationally, 70% of mortgage holders report financial stress. Navarra reports the highest frequency of stress at 58.9%, followed by La Rioja at 51.7%. Conversely, Madrid and Catalonia report lower levels of habitual stress. The study also highlights gaps in financial education, noting that while La Rioja leads in understanding the Annual Equivalent Rate (TAE), regions like the Canary Islands and Navarra show much lower levels of financial knowledge.
