Real estate investment trends shift toward new builds and revitalization in Rhine-Ruhr

Residential real estate markets in the Rhine-Ruhr region are seeing a shift in investment focus toward both new construction and the revitalization of existing properties. According to the Federal Statistical Office, Germany saw a 10.8 percent increase in residential building permits in 2025 compared to 2024, with a further 14 percent increase reported in the first quarter of 2026. In North Rhine-Westphalia, permits rose by 10.7 percent in 2025, totaling 44,908 units.

Despite rising permit numbers, the Paschertz Unternehmensgruppe emphasizes that planning security and professional structuring remain critical. For new builds, investors must balance construction costs, energy efficiency, and rental logic to ensure economic viability.

Simultaneously, there is a growing emphasis on revitalizing existing building stock. In high-demand areas such as Düsseldorf, Cologne, and the Ruhrgebiet, many properties require energetic modernization and technical updates to meet modern standards. Experts suggest that professional revitalization—focusing on energy efficiency and floor plan adjustments—is essential to prevent older assets from losing value due to rising heating costs and technical deficits.
