Real estate market adopts operational consultancy to reduce building costs
The Brazilian real estate market is increasingly adopting operational consultancy during the design phase of building projects to reduce long-term costs. Because operational expenses account for 60% to 80% of a building's total lifecycle costs, decisions made during the planning stage—such as the placement of waste centers, cleaning routes, and concierge workflows—significantly impact recurring expenses.
According to data from Superlógica, average condominium fees in Brazil rose by 6.8% in 2025, outpacing the IPCA inflation rate of 4.26%. While some costs are driven by external factors like salary adjustments and utility tariffs, a significant portion can be mitigated through better spatial planning.
A study by the International Facility Management Association (IFMA) and Autodesk involving 212 professionals revealed that 80% of respondents do not consistently involve facility managers during the design and construction stages, though 70% anticipate increased collaboration in the future.
