Real estate market shows price gap between buyers and sellers in Brazil

A survey conducted by Loft in partnership with Offerwise reveals a significant gap between buyer and seller expectations in the Brazilian real estate market. In major capitals including São Paulo, Rio de Janeiro, Belo Horizonte, Porto Alegre, Brasília, and Goiânia, data shows that 42% of potential buyers are looking for properties priced up to R$ 350,000, while only 31% of sellers are willing to accept that amount.

Conversely, 34% of sellers expect to receive between R$ 801,000 and R$ 2 million, but only 20% of interested buyers are willing to spend within that range. Fábio Takahashi, data manager at Loft, suggests that the difficulty in closing deals stems from price formation rather than a lack of available inventory. He noted that the absence of a universal public information system for property prices in Brazil makes it harder for both parties to reach an equilibrium point.
