French real estate market shows mixed trends in October 2026
The French real estate market is experiencing divergent trends across different regions and sectors as of October 2026. In the Var region, the National Institute of Statistics and Economic Studies (Insee) has released a new rent reference index (IRL) for the third quarter of 2026. This index has reached 148.06 points, representing an annual increase of 1.57%, which allows landlords to implement rent increases under specific contractual conditions.
In Villeurbanne, the market is seeing a slight correction in sales prices. The average price for apartments fell by 1.23% in one month to 3,707 euros per square meter, while house prices decreased by 0.89% to 4,589 euros per square meter. Despite this dip in purchase prices, rents in the area are showing a moderate upward trend.
Meanwhile, in Malakoff, property values remain higher with an average price of 6,850 euros per square meter across all property types. While apartment prices rose by 2.55% over the last year, houses saw a 4.08% increase over the same period.
