Spain housing sales fall 7.1% in first half of 2026

Spain's housing market experienced a decline in transactions during the first half of 2026, with total home sales reaching 353,557 units, a 7.1% decrease compared to the same period in 2025. Data from the Ministry of Housing and Urban Agenda indicates that while overall sales fell, new home sales actually saw a growth of 7.97%, whereas sales of used homes dropped by 8.4%.

Foreign buyers represent approximately 6% of the total transactions. However, some reports suggest a trend where non-resident foreign acquisitions have seen significant growth in specific quarters.

In August, the market showed signs of slight recovery with a 1.3% increase in home sales and a 1.6% rise in mortgages. Regional performance varied significantly, with Cantabria and Murcia seeing notable increases, while La Rioja and Navarra experienced declines. The Colegio de Registradores is also enhancing its statistical tools to provide more detailed data on property registries, mortgages, and prices to serve as a counterpoint to other market estimates.
