Real estate markets show growth in Maceió and João Pessoa

Real estate markets in Northeastern Brazilian cities Maceió and the João Pessoa-Cabedelo region are showing significant activity. In Maceió, residential property prices have seen a 6.70% appreciation over the last 12 months, according to the FipeZAP Index. As of July 2026, the average price reached R$ 10,002 per square meter. Valuation varies by neighborhood, with Pajuçara exceeding R$ 14,000 per square meter, while Serraria and Gruta de Lourdes recorded double-digit growth.

In the Greater João Pessoa area, including Cabedelo, the market has maintained a steady sales pace despite high supply. Data from Creci-PB indicates that between June 2025 and May 2026, 5,417 new properties were sold, averaging 14 transactions per day. The Sales Velocity Index (VSO) remained stable at approximately 6% per month. In the first five months of 2026, the region generated R$ 1.61 billion in total sales value. Notably, ready-to-move-in properties showed a higher turnover rate of 7.97% compared to units still under construction.
