Real estate markets show recovery in Argentina and maturation in Mexico

Real estate markets in Argentina and Mexico are experiencing distinct shifts. In Argentina, the market is showing signs of recovery after a period of stagnation. Increased activity is being driven by a return of mortgage credit, which allows families to purchase property without relying solely on personal savings. While buyers remain highly informed and selective, the availability of credit is expected to act as a significant driver for the sector.

In Quintana Roo, Mexico, the real estate market is entering a maturation phase. According to the Asociación de Desarrolladores Inmobiliarios de Quintana Roo (ADIQ), while the volume of mortgage and real estate operations has contracted compared to peaks seen two years ago, housing prices remain resilient. Median prices have seen an average growth of 2.1%, fueled by rising land and construction costs. There is also a notable shift toward vertical housing, with 88 percent of new construction licenses in the state corresponding to apartment developments to better utilize existing urban infrastructure.
