Real estate prices in Dachau district show slight decline

Real estate prices for existing condominiums in the Dachau district experienced a nominal decrease of 1.02 percent in 2025, falling to an average of 5,480.30 euros per square meter. When adjusted for inflation, the decline was 3.15 percent. This trend diverged from the national average in Germany, where prices for existing condominiums rose by 0.6 percent after accounting for a 2.2 percent inflation rate.

Despite the decrease, housing costs in Dachau remain higher than in cities such as Cologne, Dusseldorf, or Stuttgart. However, it remains relatively more affordable compared to Munich, where prices for existing apartments exceeded 9,000 euros per square meter. Researchers from the Hamburg Institute for the World Economy (HWWI) predict that prices in the Dachau district will rise again, forecasting annual increases of 0.89 percent for used condominiums between 2025 and 2035.
