Real estate prices rise across West Germany and Ostwestfalen-Lippe
Recent market reports indicate a broad upward trend in residential real estate prices across parts of western Germany. In the Ostwestfalen-Lippe (OWL) region, median asking rents increased in all 17 investigated submarkets for the 2026/2027 period. House prices also rose in 13 of these 17 submarkets, though developments were inconsistent; while areas like Spenge and Leopoldshöhe saw significant increases, prices fell in Rödinghausen, Herford, Bad Salzuflen, and Schildesche.
In the Saarland region, an analysis of existing condominiums shows a widespread increase in asking prices. In all districts of Saarland, prices rose year-over-year, with three districts seeing increases of more than 5 percent. The Merzig-Wadern district recorded the highest growth in Saarland at 7.4 percent. This trend aligns with a broader recovery in the residential real estate market in western Germany, where price dynamics are increasingly driven by regions with relatively lower square-meter prices rather than major cities.
