Real estate serves as a cornerstone for building generational wealth

Real estate serves as a primary mechanism for building and preserving generational wealth. Research from the Urban Institute links homeownership to financial security, noting that property is a vital component of household wealth.

Cerulli Associates projects a massive transfer of wealth between generations, estimating that $124 trillion will move through 2048, with $105 trillion designated for heirs. This scale of transfer emphasizes the importance of disciplined ownership and wealth preservation.

According to the National Association of Realtors, the typical homeowner saw an average price appreciation of $201,600 between the third quarters of 2014 and 2024. Beyond appreciation, real estate builds value through increasing equity via mortgage principal payments and recurring rental income, which has historically accounted for 70% to 80% of apartment returns. Additionally, tax provisions such as depreciation allow for tax-deferred distributions, further enhancing long-term financial gains.
