Real estate tax disputes and property auctions in Croatia

Property owners in Croatia are facing administrative challenges regarding real estate taxation and judicial auctions. In Lopar, on the island of Rab, a multi-residential house with nearly 1,000 square meters of land is being sold via a court auction through the Financial Agency (FINA). The property, valued at 890,000 euros, is being auctioned due to long-standing debt disputes dating back to 2007. The initial auction price is set at 712,000 euros.

Separately, taxpayers in cities like Zagreb have reported receiving tax assessments for empty properties despite having active tenants and regularly paying existing taxes. The Tax Administration stated that the implementation of real estate taxes is an administratively demanding process involving approximately 1.3 million properties across 386 local government units. The agency is currently reconciling data from various official records to establish tax obligations.
