Real estate trends in Czechia and Slovakia highlight equity release and state asset sales
In the Czech Republic, seniors looking to access liquidity from their property without moving have two primary options: reverse mortgages or selling property with a life estate (right of residence). The Czech National Bank classifies both as methods of unlocking equity from real estate, though they differ significantly in the amount of cash obtained and the level of risk involved.
In Slovakia, the sale of surplus state-owned assets offers diverse opportunities ranging from vehicles to historical landmarks. This includes a 19th-century classical villa in Štós, a national cultural monument, which is available for purchase for under 500,000 euros. These sales come amid rising housing costs; according to Deloitte, the average asking price for new apartments in Slovakia reached 3,656 euros per square meter last year, a 12.5 percent annual increase.
