In July, Swedish housing prices fell 2.4 % overall, with apartment values dropping 4.6 % nationwide. The steepest decline was recorded in Storstockholm, where apartment prices fell 7.1 %, a drop far larger than the typical summer slowdown. SBAB chief economist Robert Boije said the fall was “surprising” and could not be linked to price changes in central Stockholm, affecting the whole county instead. Analysts noted that the decline exceeds normal seasonal effects and could signal a correction after the price surge of 2022.

A SEB housing‑price survey released shortly after showed that more than half of Swedish households still expect prices to rise over the next year, with optimism highest in Norrland and lowest in Stockholm. The bank’s housing‑price indicator slipped to 44 in August, reflecting the mixed sentiment.

The combined data suggest a notable, though possibly temporary, shift in the Swedish property market, prompting observers to watch whether prices stabilise as the summer ends.
