Reconstruction efforts reshape real estate markets in Adıyaman and Hatay
Post-earthquake reconstruction efforts in Turkey are significantly altering real estate dynamics in Adıyaman and Hatay. In Adıyaman, the influx of new commercial spaces has caused office rental prices to drop sharply. Monthly rents in central locations, which had previously surged to between 30,000 and 35,000 lira due to limited supply, have fallen to approximately 15,000 to 20,000 lira in some areas, representing a decrease of up to 40%. This shift is driven by the completion of hundreds of new offices, including roughly 820 units led by Emlak Konut, which has increased supply and shifted bargaining power toward tenants.
In Hatay, specifically within the Antakya district, the Emek neighborhood is seeing a resurgence as residents return to newly constructed housing. Following the devastating earthquake, the Ministry of Environment, Urbanization and Climate Change has overseen the transformation of the area from a destroyed landscape into a modern residential zone. New earthquake-resistant housing units are being delivered in stages, marking the transition from a vacant area back to a functioning community.
