REITs face pressure as rising bond yields impact real estate investment trusts
Rising government bond yields have pressured Real Estate Investment Trust (REIT) prices globally. As yields increase, the cost of debt for capital-intensive real estate acquisitions rises, and the relative attractiveness of REIT dividends decreases compared to government bonds.
Analysis of the State Street Real Estate ETF (XLRE) shows that rate sensitivity varies across subsectors. While some cyclical businesses like Weyerhaeuser and Digital Realty show high negative correlations to yield changes, others, such as senior housing REITs Welltower and Ventas, have shown no meaningful link to interest rate fluctuations. Other sectors, including cell tower REITs and certain net lease firms, have struggled due to industry fundamentals and rising funding costs rather than interest rates alone.
In Canada, the benchmark 10-year yield reached 3.9% in early October, impacting local markets. Despite the selloff, certain industrial and logistics REITs, such as Granite REIT, remain positioned for stability due to high occupancy rates and demand driven by e-commerce and supply-chain re-shoring.
