Renovation management: Design-build versus traditional contracting

Renovation projects involve complex coordination between designers, carpenters, electricians, and plumbers. When choosing between design-build and traditional contracting models, the primary distinction lies in accountability.

Under a design-build arrangement, a single appointed team manages both the design and construction phases. This model provides a single point of accountability for the client, as the same partner handles layout development, material advice, trade coordination, and workmanship oversight. This approach allows design decisions to be reviewed early for site feasibility, budget impact, and maintenance needs, potentially reducing the risk of costly revisions during the construction phase.
