Argentina's housing prices and retail vacancies surge amid market pressure
In Buenos Aires, the Saavedra neighborhood recorded the steepest rise in used‑apartment listing prices, up 9.4% year‑on‑year, making it the most expensive area of Comuna 12 at about US$2,881 per square metre. Meanwhile, the provincial capital Santa Fe ranked among the country's costliest rental markets, with two‑room apartments averaging 636,665 pesos per month and three‑room units at 858,890 pesos.
A separate report on commercial real estate showed that vacant retail spaces in the capital’s main avenues grew 22.3% annually, reaching 291 empty locales in the May‑June period. Rental vacancies rose 8.6% versus the previous bimonthly window, while properties for sale jumped 76.9%. The combined trends point to heightened pressure on both residential and retail sectors, driven by strong demand, limited credit access and inflation‑linked cost increases.
