Rental markets show shifting trends in Taipei and Hong Kong
Rental market trends show significant variations in housing costs and payment methods across Taipei and Hong Kong. In Taipei, a large price gap exists between independent studio apartments and shared subdivided rooms. The Neihu District recorded the highest rent for studios at 19,500 TWD per month, driven by high demand from employees at the Neihu Technology Park. The price difference between independent studios and shared rooms in Neihu exceeded 8,700 TWD, whereas Wanhua District saw the smallest gap of 3,500 TWD.
In Hong Kong, there is a rising trend of tenants, particularly mainland Chinese students, opting to prepay entire years of rent upfront. Notable transactions include a one-bedroom unit in Tai Wai where a student paid 294,000 HKD for a full year. Other significant annual prepayments were recorded in Kwai Chung and Tuen Mun, reflecting high demand during the peak rental season.
