Rental unpaid rent and property risks rise for landlords
Landlords are increasingly facing challenges such as unpaid rent, property degradation, and squatting. Real estate agencies report that unpaid rent affects approximately 3% to 4% of tenants on average, though many owners manage their own properties and may not pursue legal action for partial arrears.
Data from the Observatoire national des impayés de loyers shows that consultations regarding rental debt with housing information agencies (Adil) rose by 34% between 2022 and 2024. Additionally, the Chambre nationale des commissaires de justice reported a 2.4% increase in unpaid rent, with 175,000 formal notices to pay issued to tenants in 2025.
To mitigate these risks, landlords often utilize rent guarantee insurance (GLI), which typically costs between 2% and 4% of annual rent. Other options include the Visale guarantee. These protections can cover unpaid rent and charges up to specific limits and durations defined in the contract.
