Renters' Rights Act reshapes private tenancy rules

The implementation of the Renters' Rights Act has introduced significant changes to the private rental sector. As of May 1, 2026, new tenancy rules have reshaped how landlords manage properties, affecting how tenancies begin, how rent is adjusted, and how pet requests are handled.

A major shift includes the removal of fixed-term tenancies; the new default for most tenancies is the assured periodic tenancy, which typically runs monthly without a set end date. These continue until a tenant provides notice or a landlord utilizes a valid Section 8 ground for possession. For tenancies established before the Act took effect, landlords were generally not required to issue new written agreements but were required to provide tenants with a Renters' Rights Act Information Sheet.

In response to these legislative changes, educational initiatives have been developed to assist community volunteers and grassroots organizations in London. These courses cover essential topics such as new rules regarding tenancies, disrepair, and the use of Section 8 eviction notices to ensure better understanding of housing rights and responsibilities.
