Residential lease regulations and upcoming contract updates

Regulations regarding residential leases are undergoing changes and clarifications. In furnished rentals serving as a primary residence, tenants may terminate the lease at any time with a one-month notice period without providing a reason. Conversely, landlords must generally provide three months' notice before the lease expiration and must cite a legal reason for termination.

Effective October 1, 2026, new standard lease models for unfurnished, furnished, and single-lease cohabitation will be implemented. These updates include the integration of a termination clause for non-payment of rent or charges, which can only take effect six weeks after an unheeded formal demand for payment. Additionally, leases must explicitly mention if a property is subject to a servitude requiring it to be used exclusively as a primary residence, as failure to do so may result in contract nullity.
