Residential living involves specific legal and structural considerations regarding apartment layouts and the use of common areas.

A detached apartment (apartament decomandat) is defined by a layout where each main room is accessed via a hallway or distribution area, rather than requiring passage through one room to reach another. This configuration is often preferred by families and remote workers for increased privacy and noise reduction.

Regarding shared spaces, Romanian law prohibits the unauthorized use, rental, or sale of common areas such as hallways, stairwells, foundations, and roofs. According to legal expert Bogdan Pițigoi, storing items like furniture, bicycles, or strollers in hallways is forbidden if they obstruct circulation or emergency evacuation routes. Failure to comply with these regulations can result in formal notices to vacate the space or fines of up to 10,000 lei.
